AlphaX 6 Townhouse Project in Campbell will be the first development in California approved and delivered under SB 684

CAMPBELL, CA – AlphaX RE Capital is proud to announce a significant milestone in California’s housing landscape: its six-unit townhouse project in Campbell has become the first development in the state to be approved and delivered under Senate Bill 684 (SB 684).
This achievement marks a turning point for "missing middle" housing, demonstrating how new legislative frameworks can successfully streamline the creation of attainable, high-quality homes in established neighborhoods.
Paving the Way for the "Missing Middle"
Passed in 2023 and taking effect in July 2024, SB 684 was designed to bypass traditional bureaucratic hurdles for smaller infill projects. By simplifying the approval process for developments between two and ten lots, the policy allows for faster delivery of housing that is context-sensitive and neighborhood-compatible.
AlphaX’s Campbell project serves as the statewide proof of concept for this legislation. The development features six thoughtfully planned townhouses that balance:
Attainability: Creating homeownership opportunities for middle-income residents.
Sustainability: Utilizing modern, eco-conscious building practices.
Design-Forward Thinking: Ensuring new density enhances the existing community fabric.
From Policy to Real-World Impact
As a vertically integrated real estate investment and development firm, AlphaX has positioned itself at the forefront of California's housing evolution.
"We are honored to lead the way in realizing the vision of SB 684," the company stated. "This project represents a meaningful step toward smarter, more inclusive growth. We extend our sincere gratitude to the legislative and local leaders whose support for forward-thinking policy empowers developers to translate intent into real-world impact."
Looking Toward the Future
With the successful delivery of the Campbell townhouses, AlphaX is already looking to scale its impact. The firm is actively exploring new projects under SB 1123, another legislative tool aimed at expanding small-scale housing options across the state.
By leveraging these new policies, AlphaX continues to address the California housing crisis through precision, innovation, and a commitment to community-centric development.
