California's first ADU condominium sale is now official. The City of San José announced this milestone sale, developed by AlphaX RE Capital, following California's implementation of AB 1033 — legislation allowing eligible cities to authorize separate ADU sales.

The two-bedroom home sold for $530,000, complete with its own deed, independent utilities, private parking, and no HOA fees — rare features at this price point in Silicon Valley.

Mayor Matt Mahan called it a step toward unlocking homeownership at lower price points. For the buyers, it meant finally achieving privacy, independence, and a home of their own in the Bay Area.

"Everyone has access to AI. Not everyone has a moat." This was the core message at The Deal Lounge — LP+ Edition, hosted at AlphaX RE Capital's Silicon Valley headquarters.

AlphaX RE Capital has officially relocated its headquarters to Cupertino, as featured by CoStar News, which described the company as a women-based real estate and investment management firm. The new office, at 10275 N. De Anza Blvd., is a two-story, 21,504-square-foot building constructed in 1980 with a legacy tied to Apple-related startups and Silicon Valley's tech history.

As a women-founded, internationally diverse company, AlphaX called the move "a proud new beginning," reflecting its commitment to community development and housing opportunities across the Bay Area.

Through close collaboration with PG&E's Service Planning and Design teams—leveraging tools like the Project Status Tracker and recurring coordination meetings—AlphaX delivered 60 all-electric homes in 2025 and is scaling its 2026 pipeline to approximately 200 homes.

As a women-founded and women-led platform, AlphaX highlighted its track record—including California's first ADU condo conversion and a 1,000+ home pipeline—as proof women can lead complex developments. Despite progress, women represent only 11.2% of the U.S. construction workforce.

Key AlphaX leaders attended, including Dr. Angelo Farooq, Jia Li, Lisa Gao, and Alice Liu. "It's also about creating space—so more women can grow, be seen, and move forward with confidence," AlphaX stated.

San José's Envision San José 2040 General Plan Task Force Meeting #4 focused on Missing Middle housing implementation, moving beyond policy to practical delivery. AlphaX RE Capital praised the city's "real momentum," noting the exploration of upzoning to allow approximately 32 units per acre.

With a current pipeline of about 300 units across 77 projects in San José, AlphaX emphasized public-private partnership as essential to housing delivery. CEO Stephanie Yi and team thanked city officials for their leadership, reaffirming commitment to helping move Missing Middle housing "from policy → permits → shovel-ready reality."

AlphaX RE Capital hosted San José State University's Spartan Real Estate Association (SREA) for an office tour and lunch-and-learn, launching a partnership to connect students with real-world real estate experience.

The collaboration focuses on expanding access for underrepresented and first-generation students, supporting SJSU's career programming, and providing mentorship. AlphaX pledged five early-career positions across development, investment analysis, marketing, and property management—designed as career-building roles rather than observational internships.

"This partnership is about more than internships—it's about building long-term relationships and investing in the future of our industry," an AlphaX representative said.

AlphaX Partner Tom Tran has been officially installed to the Cupertino Chamber of Commerce's 2026 Board of Directors, bringing nearly two decades of Bay Area real estate expertise, particularly in ADUs, new construction, and SB 9 lot splits.

The Chamber praised Tran's experience in ADU development and sustainable housing strategies as valuable to its leadership. His appointment is expected to strengthen AlphaX's collaborative efforts with local governments and advance housing policy discussions.

AlphaX congratulated Tran and the 2026 Board on their appointments, reaffirming its commitment to sustainable growth and housing delivery in Cupertino.

AlphaX RE Capital submitted a development application for Gate of Los Altos, a mixed-use residential project at San Antonio Road and El Camino Real, following a two-year effort to assemble 11 parcels across 1.59 acres.

The site—largely unchanged for over 50 years—will be redeveloped into a community of 100+ units, including townhomes and mixed-use multifamily housing, near top schools and major tech campuses.

"By assembling fragmented, underutilized parcels into a cohesive development, we're able to deliver housing where it's needed most," an AlphaX representative said. The project now enters the entitlement and permitting phase.

Jia Li, Partner and Chief Asset Management Officer, shared insights showing for-sale townhomes and stacked flats remain feasible, while rental multifamily faces financial hurdles—with strategic fee waivers identified as key to restoring project viability.

AlphaX's contribution centered on "Missing Middle" housing, bridging the gap between single-family homes and high-density apartments. Other participants included Urban Catalyst, MidPen Housing, and Eden Housing.

The Small Builders Association hosted an AB 1033 implementation workshop at San José City Hall, bringing together developers, architects, and policymakers to discuss expanding homeownership through ADU condominium sales.

A key highlight was the 410 Josefa Street project, demonstrating how ADUs can transition into independently owned homes—offering new pathways to homeownership while increasing housing supply. Participants explored scaling ADU development through improved permitting and standardized design.

Senator Anna Caballero and Mayor Dan Furtado praised the project as proof that housing legislation can deliver real homes. CEO Stephanie Yi called it a "replicable path for producing starter homes in California at community scale."

With over $510 million in AUM and 1,000+ units managed, AlphaX continues translating policy—from AB 1033 to SB 684/1123—into tangible housing delivery across California.
