California's first ADU condominium sale is now official.

The City of San José has officially announced California's first Accessory Dwelling Unit (ADU) condominium sale, creating a new pathway to homeownership in the Bay Area.

Developed by AlphaX RE Capital, this is the first completed ADU condominium sale following California's implementation of AB 1033, legislation that allows eligible cities to authorize the separate sale of accessory dwelling units.

As the City stated in its official news release:

"The first Accessory Dwelling Unit (ADU) condominium in California history was sold in San José, pioneering a new path to homeownership in the Bay Area."

The two-bedroom home sold for $530,000, demonstrating how innovative housing policy can create more attainable homeownership opportunities.

The home includes:
• Its own deed
• Independent utilities
• Private parking
• No HOA fees

These are features rarely available at this price point in Silicon Valley.

San José Mayor Matt Mahan recognized the significance of the milestone:

"We're unlocking homeownership opportunities at lower price points, one ADU at a time."

For the homebuyers, the impact was deeply personal:

"We had been looking for a realistic opportunity to become homeowners, and this property gave us that chance. At this price, we were able to buy a home with privacy, independence, and a practical layout, which is very difficult to find in the Bay Area."
