Sherwood Triangle

The Sherwood Triangle Project is a strategically located infill redevelopment opportunity in Los Altos, California, envisioned as a multi-phase, mixed-use neighborhood that advances the City’s broader housing and urban-renewal objectives. The Sponsor’s value-creation strategy centers on entitlement enhancement, permitting, and thoughtful site preparation, including parcel consolidation and pursuit of all required planning, zoning, subdivision, and building approvals under applicable California housing laws and local ordinances to unlock additional density and long-term development flexibility. While Phase I is expected to include townhomes, the long-term vision preserves meaningful capacity for higher-density residential formats—such as condominiums and mixed housing typologies—alongside future retail and community-serving spaces that activate the streetscape and create a vibrant sense of place.

Fallon Dublin

The Dublin Fallon 580 Project is located in eastern Dublin, California, on a prominent gateway site east of Fallon Road and north of Interstate 580, spanning/adjacent to both sides of Croak Road. The project encompasses approximately 192 acres and is planned as a district-scale, mixed-use community featuring up to 238 homes, together with up to approximately 3,299,670 square feet of commercial and campus office development. It will also deliver meaningful public amenities, including about 7.2 acres of community parkland and an expanded network of public open space and natural park areas—allocating roughly 42.6 acres for parks, recreation, and natural open space—creating an integrated “homes + employment + parks” environment.
